What does a kitchen remodel actually cost in Mid-Michigan?
The honest answer most contractors won't give you on the phone: it depends on three things — cabinets, layout changes, and what we find behind the walls. But here are real ranges from our recent Mid-Michigan projects:
- Refresh (paint cabinets, counters, hardware, lighting): roughly $8,000–$18,000
- Full remodel, same layout (new cabinets, counters, floors, appliances): roughly $25,000–$50,000
- Layout change (moving plumbing/walls, islands, structural): $50,000 and up
The biggest budget killer isn't materials — it's changing your mind mid-project. That's why every estimate we write is line-item: labor, materials, and a committed timeline, in writing, before work starts.

The 3 things that kill a remodel budget (from 700+ remodels)
We've completed over 700 remodels — most of them on properties our own family owned. The same three things blow budgets every time:
- Water you can't see. A $200 roof patch ignored for two years becomes a $15,000 structural repair. Always price the water damage first.
- Electrical surprises. Houses from the 60s–80s often need panel or wiring updates the seller never mentioned. Get it inspected before you budget.
- Scope creep. "While we're at it…" is the most expensive phrase in construction. Lock the scope in writing, then decide changes deliberately — not mid-swing.
A written line-item scope protects you from all three. It's the reason we do estimates the way we do.

Investor math: what "rent-ready" really costs in Flint and Saginaw
We own and operate rentals ourselves, so we build estimates the way an investor needs them: cost, return, and time-to-lease. A typical rent-ready turn on a ~900 sq ft house in Genesee or Saginaw County runs a few weeks of work — and the biggest mistake out-of-state investors make is underestimating what tenant wear really does to a property between turns.
Before you buy that "cheap" C-class house, price the remodel honestly. The purchase price is the down payment; the remodel is the real cost of entry. We're happy to walk a property with you before you close — it's cheaper than finding out after.
